Scope of Works
1. Internal Strip‑Out and Reconfiguration All non‑loadbearing internal partitions are to be removed as required to allow for a new layout. Existing finishes, redundant services, and fixtures will be stripped back to prepare the building for refurbishment. Structural elements will be retained unless otherwise specified following engineer review.
2. Formation of SEN Classrooms Two purpose‑designed SEN classrooms will be created using new stud partitions with enhanced acoustic insulation to support a calm learning environment. Each classroom will include:
Durable, easy‑clean wall and floor finishes
Integrated storage
DDA‑compliant door sets
New lighting designed to reduce glare and sensory overstimulation
Heating and ventilation upgrades to ensure consistent comfort levels
3. First Aid / Medical Room A dedicated first aid room will be constructed, incorporating:
Clinical‑grade flooring
Hand‑wash basin with thermostatic mixing valve
Storage for medical supplies
Space for a treatment couch
Direct access to circulation areas for quick response
4. Toilets and Shower Facilities Two new toilet rooms and one shower room will be installed to meet accessibility and hygiene requirements. Works include:
New plumbing and drainage connections
Installation of low‑level or DDA‑compliant sanitaryware
Slip‑resistant flooring
Hygienic wall cladding
Mechanical extract ventilation
Emergency pull‑cord alarm system where required
5. Mechanical & Electrical Upgrades The conversion includes full rewiring to educational standards, new LED lighting, data points for ICT use, upgraded heating, and improved ventilation. Fire detection and emergency lighting systems will be installed throughout in accordance with current regulations.
6. Finishes & Compliance All internal finishes will be selected for durability, ease of maintenance, and suitability for SEN environments. The layout and specification will comply with:
Building Regulations
DDA / Equality Act requirements
Education design guidance (BB103 where applicable)
Safeguarding and supervision considerations
